Food was great, service was ok waitress friendly but did not remember to bring water ordered and had to ask for syrup for our pancakes. We were a large group and it was busy Sunday brunch time. On Monday we came back and service was perfect.

Tried this place out for a late lunch on a Tuesday. The food was good. It was extremely loud, its a very large space that echos. It was fairly busy when we came in. As soon as most of the crowd thinned out it got quieter. If loud bothers you don’t come in when it’s busy. Still was a very nice stop.

After visiting a greenhouse in Smithland, Iowa, twelve garden club ladies enjoyed lunch at Frannie’s. No complaints were heard. I ordered a cheeseburger with bacon, but no bun. My order was correct and delicious. On another occasion, I ordered an egg dish, which was very tasty. I will be back!

Awesome restaurant, stopped by for breakfast on a road trip and it had genuinely some of the best pancakes I’ve ever had, at half the price I was expecting too. Not only worth stopping by for food on a trip, but worth a trip to eat at on it’s own. Thank you!
